I have bought and renovated many stone houses over the last 18 years,
which has given me valuable experience and not least a great network of skilled local craftsmen.

HOW MUCH DOES IT ACTUALLY COST TO REBUILD AN OLD STONE HOUSE IN PIEDMONT?

When people look at buying an old “rustico” it is obviuos that one of the first questions they ask is “How much will a renovation/new build cost?

Of course it depends on several things: The location, the current status of the building, choice of materials, size of the house, etc

Initially it will therefore be an estimate. A bit further in the proces you will receive a “computo metrico” (bill of quantaties) and this will be very accurate.

However, if you calculate a sqm price of € 1.700,00-2.000,00, you will not be surprised when you receive the accurate budget. Please bear in mind that this ex VAT (10%).

This includes a complete renovation, where basically everything is taken down and rebuild by professional local Italian craftsmen. The work will be done with the outmost respect for the original charm and features of the house.
In other words an old stone house brought up to todays standards.

The rebuilding normally takes 10-16 months.

If it is a complete new build, the sqm price is higher. You should expect an average sqm price of € 2.700,00-3.200,00. Again it is ex VAT 10%.

Building a complete new house normally takes 20-24 months to complete.

HERE IS AN EXAMPLE OF THE COSTS:

In my opinion you get more “value for money” if you build/renovate yourself in stead of buying an already finished house. Therefore I can only recommend that you think twice before buying a finished house. Building yourself can save you a lot of money and the house will be tailormade exactly to your specifications.

  • Buying the project – approximately € 150.000,00
  • Fees to the notary/taxes to the government approximately € 15.000,00
  • Fee to Jesper Remo/Monferratocase € 10.000,00
  • Geological rapport € 2000,00
  • Building permission € 18.000,00
  • Engineering € 4000,00 euro
  • Geometre (architect) € 30.000,00
  • Renovation of 180 m2 house € 360.000,00
  • Pool 5x10 meter € 60.000,00
  • Extras € 25.000,00

Total amount € 674.000,00 (ex.10% vat)

The above mentioned figures are only estimates and does not include extra terraces, covered areas, reinforced cement walls etc. 

With me living in the area, you do not have to worry about anything during the building process. I will handle all the details on your behalf.
